Ten Steps to Your New Home

1.  Contact Our Sales Office

2.  Pick a Floor Plan and Receive a Proposal
We have several floor plans to choose from. They can also be changed, or you can custom design with our design team. Click Here for floor plan designs

3.  Arrange Financing
Please contact our Sales staff to arrange financing or cash payments.

4.  Place an Order
Make an appointment with your salesperson to provide sufficient time to discuss the details of your home. Please bring a check or cash in the amount of $2,000 for a design retainer. You will receive copies of the purchase documents confirming your purchase.

5.  Production Plans
After finalizing with our sales staff, production plans are created and sent to the state for review.

6.  Building Your Home
Upon state approval of the plans, your home is scheduled for production on a first ready first build priority.

7.  Payment
Your initial payment is a $2,000 retainer. Design time, if any, is invoiced as it proceeds, and is separate from the purchase price of the home. About two weeks prior to the start of construction a progress payment of 20% is due to purchase materials. Then, a payment of all but 5% of the current balance is due on the day we place your home on your foundation. The remaining 5% is due after we complete our part of the onsite work, and your final walk-through with our production manager or other authorized TLC representative, per our Sales Agreement.

8.  Delivery and Placement
We will delivery your home to your site, and place on your foundation. Our on site time is typically about one week. Your subcontractors will connect utilities, install the HVAC system, complete below floor plumbing and below floor insulation, and any interior work as you may have selected.

9.  Finishing Up
When the necessary connections and site work are complete, call your local building official and request a final inspection. A successful inspection will give you legal permission to occupy your new home.

10.  Living in Your New Home
We hope your new home is everything you expected and more. As with any complex product, there are hundreds of separate components that go into a home. Problems may arise that will call for warranty service. TLC warrants your home for one year and provides you with one warranty trip to your site, included in the price of your home. However, there is a service trip charge for additional trips. Most of the products installed in your home have their own manufacturer’s warranty period. You can contact the manufacturer directly for such services. We provide a book with the necessary contact information. Please contact our Salesperson if you have any questions or need assistance.
